Will my property be on Airbnb?Airbnb is one of the platforms we use to showcase your property and help it be found. Airbnb is the largest and most known platform. When housing is needed it is the first place people look however Hidden Gems Management does not cater to people looking for a short term stay or a vacation property. Our primary focus is helping the people in the community. We cater to insurance claims and relocations.

Who are you catering to?While most people pursue the leisure market, Hidden Gems Management pursues the corporate market.

Who are your corporate clients?Hidden Gems Management provide housing for: 1. Insurance Temporary Housing for families displaced by damage to their home 2. Military Relocations 3. Traveling Professionals 4. Families that are waiting for their new home to be completed

How will I know my property will be taken care of?Hidden Gems Management guarantees it. In addition to that we take 2 large security deposits, one refundable and one non-security from our corporate clients. The tenants we work with are upstanding citizens of your area that unfortunately have been displaced due to damage of their own home. They are the service men and women moving to the area and waiting for their furniture to arrive from their last duty station. They are your neighbors that are moving from the neighborhood to their new home in another neighborhood and their house is not quite complete. It's in their best interest to make sure they don't ever damage or leave the property a mess during their stay.

How do you care for my property?Because of the caliber of companies and tenants we work with, we make sure the property is always clean, pristine and in immaculate condition. We require bi-weekly professional cleanings for all stays.

Will cameras be installed?Yes, there will be exterior cameras. At a minimum, there will be three cameras. The Ring doorbell camera, a camera pointing at the front door, and the third camera pointing at the driveway. Tampering with either device is strictly prohibited and will result in a $500 fine. Tampering includes, but is not limited to: covering, blocking, turning, or removing. This also includes our doorbell. There is NO cameras or surveillance located inside the home.

How do you ensure there is no smoking in my home?Each home will be equipped with a WYND sensor, which alerts Hidden Gems Management and the tenant that cigarette smoke was detected.

How do you screen your guest?We have a strenuous and detailed filtering process for our tenants that include background and financial.

Will you be contacting me for things that need to be fixed on the property?Hidden Gems Management will never contact you for minor fixes i.e. doorknobs, light bulbs, toilet clogs, and things of that nature. All those things are taken care of by our maintenance team. If it is not catastrophic, you will never hear from us.

Do you carry any insurance?Yes. We carry a policy on each of our homes for up to $1M if any damages occur.

Will I be paid if there are no corporate clients staying?Whether or not we have clients that stay, you will always be paid rent every single month guaranteed.

I'm worried about having the rent paidLong term rental tenants don't have to pay rent under the federal moratorium . As a business, Hidden Gems Management does not have that protection. So your rent is always guaranteed.

Why do you want my property?Hidden Gems Management is looking to lease your property because there is tremendous demand in the area and we are looking to fill that demand.

Does Hidden Gems Management need more properties?Due to the demand in the area, Hidden Gems Management is also interested in an ongoing relationship with you where we could potentially lease more of your properties.

Do you have a quiet hour rule?Yes. Quiet hour rules is 9 PM - 9 AM.

Will parties be allowed?No parties will be allowed. Each home will be equipped with WYND sensor. WYND will alert Hidden Gems Management and the tenant if it detects high noise levels or crowding in your home.

Will there be different people in the property every weekend?No. In corporate housing, we cater to mid-term rental guests. These guest will stay a minimum of 30 days to a maximum of 11 months. The average turnover in corporate housing is 1 - 3 guests a year. Most stay 90 days or longer.
